Delta is hosting a public information meeting this Thursday on the revised application to develop the final phase of Marina Garden Estates in Ladner.

Located off Ferry Road, the first phase of Marina Gardens was completed a couple of decades ago. Over the years, several residential phases and a golf course were added.

The 87-hectare (217-acre) site was initially approved for 1,426 homes, as well as the golf course, a 220-room hotel, a marina, a neighbourhood pub and limited commercial uses.

To date, eight neighbourhoods have been constructed totaling 620 homes. The number of housing units constructed in those neighbourhoods ended up being fewer than what had originally been permitted.

Captain's Cove Marina Ltd. and Polygon Homes are now proposing to alter the master plan for the final build-out.

The initial plans largely consisted of single-family homes, but the revised proposal for the remaining neighbourhoods includes 737 housing units, only 65 of which are single-family or duplex dwellings.

The remaining units would either be in one of four five-storey apartment buildings (360) or three-and-a-half-storey townhouses (312).

Although the number of homes in the final build-out would be fewer than the original plan, many Marina Gardens homeowners are voicing opposition.

Those residents are upset about the increased density the proposal to build more condos and townhomes would bring.

The municipal planning department notes that given the proposal is in the early stages of the application, some aspects may change during the review process.
