After hundreds attended the first public information meeting, Delta council has asked the developer to hold additional consultation with the community on the proposal for the final phase of Marina Garden Estates.
In a report to council this week, planning director Jeff Day said feedback gathered at last month's meeting and through subsequent comment sheets indicates most residents are not against development in general, but the current proposal is not acceptable.
A 400-signature petition against the proposal was also submitted to the municipality earlier this month. It asks council to reject the application.
"Following the meeting, staff met with the applicant to advise that based on feedback and resident concerns regarding the proposed density, height, housing form, traffic, parking and linear park, further consultation by the applicant was warranted," Day said.
He added that the applicant, Captain's Cove Marina Ltd. and Polygon Homes, agreed to undertake further community consultation and explore revisions.
Located off Ferry Road, the first phases of Marina Gardens were completed over two decades ago. Over the years several residential phases and a golf course were added.
The 87-hectare (217acre) site had originally been approved for 1,426 homes as well as the golf course, 220-room hotel, marina, pub and limited commercial uses.
To date, 619 houses have been constructed, fewer than what had originally been planned.
Captain's Cove Marina Ltd. and Polygon Homes are now proposing to alter the master plan for the final build-out, including dropping the hotel altogether.
The revised plan would only have only 65 single-family or duplex dwellings. The remaining 672 units would either be in one of four five-storey apartment buildings (360) or three-and-a-half-storey townhouses (312).
