Delta detached house prices continue to surge

The seller’s market conditions continued through the Lower Mainland and Fraser Valley last month

The REBGV notes sales of detached homes in the Lower Mainland for May 2021 saw a 166 per cent increase from the sales recorded in May 2020.

Prices of single-family detached houses in Ladner continue be among the fastest skyrocketing in the region.

According to the Real Estate Board of Greater Vancouver, the benchmark price for a detached Ladner house was $1,292,700 in May, up almost two per cent from April, while up 31.4 per cent from May 2020. The benchmark for a Tsawwassen detached house last month was $1,359,500, up 23.2 per cent from May 2020.

According to the Fraser Valley Real Estate Board, the benchmark for a detached house in North Delta was $1,217,600 last month, up 32.9 per cent from May 2020.

Meanwhile, the REBGV notes the benchmark for a townhouse in Ladner last month was $756,300 and for Tsawwassen it was $843,900.

The benchmark for a condo in Ladner was $560,000 and in Tsawwassen it was $614,200.

The FVRB notes that in North Delta, the benchmark for a townhouse last month was $675,700 and for a condo it was $405,000.

The REBGV says residential home sales in the Lower Mainland in May 2021 saw a decrease from the previous month, but experienced a 187.4 per cent increase from the overall sales recorded in May 2020.

Last month’s sales were also almost 28 per cent above the 10-year May sales average.

The FVRB notes total home sales in the Fraser Valley region continued to break sales records for the ninth consecutive month.
