Delta golf couse hoping for new, bigger clubhouse

An East Ladner golf course has still has a few hurdles to clear before it can build a major new addition.

Council late last year gave preliminary approval for Sunshine Woods on 64th Avenue to tear down its existing clubhouse and construct a new 8,880-square-foot replacement.

The course is located in Agricultural Land Reserve, so a non-farm use approval from the Agricultural Land Commission (ALC) was required.

The ALC gave its approval this May but other approvals are still required.

The applicant was also required to see if the existing private sanitary servicing system, which is connected to the Metro Vancouver sewer system, is compatible.

If the system needs upgrading, the applicant will need consent from Metro Vancouver for a sewer area bylaw amendment.

A report by the community planning and development department notes the applicant is currently working with a civil engineer to address the sanitary capacity issues.

“If the existing sanitary capacity is able to provide sufficient service for the new clubhouse, the applicant will need confirmation of Metro Vancouver's approval for increased flow rates or other requirements. If it is determined that existing on-site capacity or infrastructure needs to be upgraded to connect to the Metro Vancouver main, staff will work with the applicant to determine the steps required for Metro Vancouver's approval,” the report notes.

“This may include obtaining written consent for an upgraded connection or securing approval for a sewer area bylaw amendment, which would require a Council referral. Provincial Agricultural Land Commission approval may also be needed if the upgrades affect land in the Agricultural Land Reserve and this would also require Council referral.”

The golf course is also proposing to reduce the minimum number of required parking spaces for the site from 164 spaces to 144 spaces.

The golf course is located across the street from a farm property where the owner submitted an application to amend the Official Community Plan to build a cold storage warehouse and food processing facility.
