Development proposed for current Southpointe site

The Corporation of Delta has received an application to redevelop the Southpointe Academy site once the school moves to its new facility across 56th Street.

Delta council received an application from Century Group Monday night for a six-storey commercial/office building, a 62-unit, five-storey seniors apartment residence, 23 townhouses and 18 garden apartments.

The application is slightly different from what council was shown by company representatives and architect Peter Dandyk at a workshop earlier this summer. In July, a plan for the site included a four-storey seniors complex with 65 units, 36 three-storey townhouses and a six-storey commercial building.

Delta's community plan designates the area for commercial and service uses. Typical uses included a wide range of retail, office, personal service, recreational, entertainment and short-term accommodation.

However, the plan also has a policy statement that encourages the replacement of one-storey commercial uses along 56th Street by apartments or townhouses.

The Tsawwassen Area Plan adopted this year limits building heights in the area to three storeys.

The proposal is in the beginning stages and still needs to receive preliminary approval from council before going through a public consultation process.
