Here's a look at the City of Delta's real estate prices

The REBGV notes the benchmark price for a single-detached home in the region last month was 10.8 per higher than January 2020, but the increases were much higher in Ladner and Tsawwassen.

The market is hot when it comes to single-detached houses in the City of Delta.

That’s according to the latest numbers from the Real Estate Board of Greater Vancouver and the Fraser Valley Real Estate Board, both releasing their regional sales figures for the month of January this week.

The REBGV reports that residential home sales in the region, which includes Ladner and Tsawwassen, saw a 52.1 per cent increase from the sales recorded in January 2020, although it’s a 22.8 per cent decrease from the homes sold in December 2020.

Last month’s sales were also 36.4 per cent above the 10-year January sales average.

The total number of homes currently listed for sale in Metro Vancouver is 3.6 per cent lower compared to January 2020, and a 2.7 per cent decrease compared to December 2020.

Meanwhile, sales of detached homes in January 2021 saw a 68.6 per cent increase from the detached sales recorded in January 2020.

The benchmark price for a single-detached house in Ladner was $1,076,300 last month, barely changed from the previous month but up 14.1 per cent from the same time last year.

The benchmark for a house in Tsawwassen was $1,250,900, up 15.3 per cent from the previous year.

Meanwhile, the benchmarks for a townhouse in Ladner and Tsawwassen was $636,500 and $608,300 respectively, seeing very little change from the previous year.

The price also didn’t budge much over the year when it comes to condos in Ladner and Tsawwassen, which last month were $508,000 and $542,100 respectively.   

As far as North Delta and the Fraser Valley area, the FVRB notes that in a month that is usually one of the quietest in real estate, Fraser Valley’s market continued at a breakneck pace, producing the strongest January sales on record as well as a modest uptick in new listings.

Sales of all property types in January 2021 saw an increase of 76 per cent compared to January 2020, but 18 per cent fewer then were processed in December 2020.

Sales in January also set a new, record high for the month at 72 per cent above the 10-year average, and 28 per cent higher than the previous record set in January 2016.

The benchmark price of a house in North Delta last month was $1,010,900, up 10.3 per cent from January 2020.

The benchmark for a condo was $388,300 and for a townhouse it was $576,600, seeing more moderate gains over the year of 4.8 per cent and 2.2 per cent respectively.
