‘Subtle’ density can create truly affordable options in Delta

I can’t emphasize how delighted I am that the Higgins family was able to complete its innovative project. I was an architect in Delta for some three decades and their project unseats numerous “norms.”

It is always interesting that these projects seem to happen in North Delta, while a simple lot split in Tsawwassen takes more than 12 months.

There is a huge reaction to “subtle” density in Delta, but the Higgins’ project is a perfect example of truly affordable options within our existing context. I simply can’t understand why North Delta and Ladner have different (as in much less restrictive) rules than Tsawwassen.

High-rise and high density are in part a solution but this type of creative intervention in existing single-family neighbourhoods is effective and creative.
