Council last week approved the redevelopment of the former Sundowner Pub in North Delta into a five-storey mixed-used office/retail building.
Located near the corner of 64 Avenue and Scott Road, the new building will have 4,273-square-feet of retail area on the ground level, 32,496-square-feet of office floor area on the second, third and fourth floors and a 4,855-square-foot childcare facility for 75 children, as well as 2,573-square-feet of outdoor play area, on the fifth floor. There will be four levels of underground parking containing 101 parking spaces.
Council unanimously agreed to the zoning bylaw amendment and development permit, despite several letters of correspondence expressing opposition conveying various concerns including the scale of the project and traffic.
Meanwhile, council also received a supply and demand report on the Scott Road corridor, which provides insights on commercial and residential development opportunities along the corridor.
Commissioned last year by Delta, the City of Surrey and Metro Vancouver, the study’s key findings include a market demand for higher density throughout the corridor, with higher density nodes and more moderately dense areas in between.
There is also a demand for providing flexibility to accommodate residential and commercial development to help potential developments better meet market demand.
The study also found, among other findings, that developers identified nodes at 72 Avenue, 80 Avenue, and 88 Avenue to be primary opportunities for redevelopment on the Delta side of the corridor.
Development activity levels have been higher on the Delta side than the Surrey side of the corridor, but there are opportunities for the two cities to align planning objectives at priority nodes.
The report also notes that developers noted Delta's “approachable and interactive” development approvals process made it easier to develop on the Delta side of the corridor, however, Surrey's approach to neighbourhood plans "better supports exploration of potential opportunities."
