Delta council gave preliminary approval recently to an 18-unit townhouse development across the street from Delta Secondary.
The proposal in the 4600-block of Ladner’s 51st St. would replace four single-family homes that have already been demolished.
Community planning director Marcy Sangret said the neighbourhood is in transition, noting the Delta Green condo project just down the street, which received approval from council last year, has even greater density.
Coun. Lois Jackson, however, expressed concern about neighbourhood livability with such an increase in density, but noted she also wants to see what people have to say at the public hearing scheduled for April 30.
Coun. Dylan Kruger said he believes the site is an ideal candidate for increased density and that more is needed to support Ladner Village’s commercial core.
The site is surrounded by a vacant lot and infill coach housing to the south, a mix of older and newer single-family homes to the north, apartments to the east and the high school to the west. The Ladner Lawn Bowling Club, Ladner Pioneer Library, Memorial Park, Ladner Community Centre and McKee Seniors Recreation Centre are also nearby.
A civic report notes the proposed development consists of four, three-storey buildings with a total of 10, two-bedroom plus den townhouses at 1,345 square feet each and eight three-bedroom units at 1,841 square feet each.
Only Coun. Jeannie Kanakos voted in opposition to sending the project to public hearing.
Meanwhile, just down the street, the four-storey Delta Green seniors’ condo building is at the third reading stage. That 24-unit development would be built on a pair of consolidated single-family parcels on the corner, behind the Ladner Lawn Bowling Club and across from the Ladner Pioneer Library.
