Tsawwassen townhouse proposal an ‘extreme departure’ from neighbourhood

That was the conclusion of the city’s advisory design panel which reviewed an application by Maple Leaf Homes Ltd. to construct a 32-unit townhouse complex at the corner of 8A Avenue and 53A Street, across from South Delta Secondary.

Panel members at a recent meeting discussed the proposal that has been winding its way through the city’s advisory committees, noting the project is an “extreme departure” from the existing neighbourhood.

Other concerns included the layout being very tight, limited distance between balconies and little public open space.

Panel members said the applicant needs to further reduce the density and make the development fit with the surrounding community, becoming a model for future densification.

The application originally called for 38 townhomes but it was subsequently scaled back to 32 units in two- and three-storey buildings.

The planning department notes the application is at an early stage and has not come before Delta council for consideration.
