In the market for a new home with some unique curb appeal?

One of Vancouver's most eye-catching homes is on the market for a cool $2,698,000.

The James Residence, an award-winning example of Arts & Craft architecture, is better known by its nickname: The Hobbit House.

Situated at 587 West King Edward Avenue, this "Storybook Cottage" home is a local treasure. Builder Brenton Lea built it in 1942 for William H. James, a CNR foreman and his family.

Though it may appear diminutive, the home is actually a 2,906-square-foot three-bed and four-bath residence, including 12-foot vaulted ceilings on the open-concept main floor. There are three fireplaces, a media room, and a backyard patio and beautiful landscaping.

The home’s roof is called a “single cedar thatch” or “steam-bent roof” and is meant to re-create the look of a traditional thatched roof. In 2017, the roof underwent extensive - and expensive - repairs.

That restoration came after the home was nearly lost in a development deal (and is why the home is considered new as of 2016).

The "Hobbit House" is one of a few of this style of storybook homes still standing in the Lower Mainland. There's another one on West Broadway which was restored in the last decade, and the James Residence has an identical twin out in West Vancouver.
