Ladner and North Delta houses near million mark

An unprecedented surge in demand has pushed house prices higher in South Delta and elsewhere in the region.

Ladner and North Delta are poised to join Tsawwassen in the million dollar club.

According to the Real Estate Board of Greater Vancouver, figures for April show the South Delta real estate market continues to be red hot, particularly for detached single-family homes, while Fraser Valley Real Estate Board figures for last month reveal prices in North Delta are skyrocketing.

The "benchmark" price for a typical house in Ladner went up six per cent in April to $971,500, a 35 per cent increase from the same time last year.

The "benchmark" price in Tsawwassen topped the milliondollar mark last year, and after a five per cent jump in April, now sits at $1.16 million, a 41 per cent increase from a year ago, the highest among any community within the Real Estate Board of Greater Vancouver's coverage area.

In North Delta, the "benchmark" was listed by the Fraser Valley Real Estate Board at $797,000, however the board also lists an "average" price that shows North Delta houses going for $956,041, a 52 per cent increase from last year.

The Real Estate Board of Greater Vancouver notes residential property sales in the region increased by 14.4 per cent last month compared to April 2015, and were 41.7 per cent above the 10-year sales average for the month.

"Home buyer competition remains intense across the region," said board president Dan Morrison. "Whether you're a home buyer or seller, it's important to work with your local realtor to get the information you need and to develop a strategy that will help you navigate today's market."

He said while more homes have been listed for sale in recent months, the supply is outstripped by an unprecedented surge in demand.

Fraser Valley real estate saw record-breaking numbers with April sales higher than any previous April historically.
