Over 1,100 new condos could be coming within a few Delta blocks

Based on the preliminary drawings, an OCP amendment, land use contract discharge, rezoning and development permit would be required

Another big condo redevelopment is being eyed for the Scott Road corridor.

Delta council at its committee of the whole meeting last Tuesday (Nov. 22) heard a presentation from the proponents behind a plan to build a 281-unit condo development at 7702 and 7740-119A St.

Currently occupied by a 20-unit townhouse development, the new development, located just off from 77A Avenue, would include two, six-storey buildings with one oriented toward 120th Street and one toward 119A Street.

The proposed North Delta development by Realco, which is still at a preliminary stage and has yet to be submitted as a formal application, would require a rezoning and Official Community Plan amendment.

Project manager Kyle Nagtegaal, who was also involved with the Scott & Nicholson condo complex along Scott Road, assured council the latest project would not “over-densify” the neighbourhood. Public information meetings outlining the proposal are to be scheduled, he said.

Just a few blocks north, a separate proposal, which is also at the early stage with a formal application to be submitted, would see a major multi-building redevelopment of the Delta Shoppers Mall at 8037-120th St.

The proposal by Value Property Group would see 813 residential units, retail, public open space, a daycare and office space constructed over several phases.

The proponent behind that residential concept will also work with Delta staff to refine the proposal.
