Revisions proposed for Hunter Road condo project

The city has received an application to revise a previously approved condo development on Hunter Road in Tsawwassen.

Council last year gave final approval for a 40-unit, four-storey market condo complex for 1219 Hunter Rd., which required an Official Community Plan (OCP) amendment and rezoning.

A planning department report notes that economic and housing needs have changed since the project was approved, resulting in the same property owner coming forward with a new application for a 68-unit, six-storey building.

The complex would include 34 market housing units and 34 rental housing units.

The latest OCP amendment would exempt the property from the Tsawwassen Area Plan, which limits a building height in the area to four storeys or 56-feet, whichever is less.

The public notification and input process will include one in-person public information meeting to introduce the new application and receive public feedback. If the application receives preliminary approval, it would go to a public hearing.

An original development application for the site in 2017 proposed 52 units, but it was later revised to 40 units following public input and planning staff comments. It was finally approved in June 2022.
