Transforming Delta's Scott Road corridor

Another high-density housing application has been submitted for the busy Scott Road corridor in North Delta.

The rezoning, subdivision and development permit proposal would see 134-condo units in a six-storey building and 51 townhouses in eight, three-storey buildings at 11944 92 Ave., located just off Scott Road.

Currently comprising 10 older buildings with a total of 34, two-storey townhomes with adjacent carports, the now sold site was listed last year for $26.5 million.  

According to the planning department, the development proposal is consistent with the Scott Road Corridor (SRC) designation in the proposed new Official Community Plan (OCP).

It is a standalone designation for the area along 120th St., stretching from 96 to 68 avenues. The proposed designation offers opportunities for the highest density in the city fronting Scott Road, with transitional heights moving westward.

The SRC designation would primarily allow for mixed-use buildings and is proposed to generally be six storeys, with opportunities for up to 32 storeys where a significant community contribution is provided.

Nearby, at the corner of 93A Ave. and Scott Road, council in 2022 previously approved a 29-storey high-rise mixed residential and commercial development. It will have 314 residential units.

Built several years ago, Delta’s first skyscraper is the Delta Rise, a 37-storey building at 80th Ave. and Scott Road.

Earlier this year, council approved a major redevelopment application for the Delta Shoppers Mall site in the 8000-block of Scott Road. That development includes four buildings ranging from six-to-32 storeys in height with a total of 876 residential units, as well as 113,554-square-feet of office space, 70,637-square-feet of commercial space and 3,418-square-feet of childcare space.

Late last year, council approved a 291-unit condo development in the 7700-block of 119A Street, adjacent to Scott Road.

A new application was submitted earlier this year for a high-density residential development at the corner of 75A Avenue and Scott Road. That application consists of 285 residential apartments in a six-storey building. A 155 apartment and 10 townhouse development had already approved for the site, but that plan was withdrawn by the new owners.
