The city has received a new application to build townhouses on 51st Street, across from the high school, while a public hearing will take place on a condo development proposed for just up the street.

Ladner’s 51st Street could look vastly different with two separate higher-density developments proposed.

The city has received a new application for an 18-unit, three-storey townhouse development in the 4600-block, across the street from Delta Secondary. Residential parcels were that were acquired would be consolidated into one parcel, requiring an official community plan amendment, rezoning and other approvals.

Delta council recently gave preliminary approval for the proposed four-storey Delta Green condo building that would be built on a pair of consolidated single-family parcels just up the street on the corner, behind the Ladner Lawn Bowling Club and across from the Ladner Pioneer Library.

That 24-unit proposal, which would have no rental units, has a target market of “new seniors” who are persons over 55 and are active, engaged and well-minded. They are aimed at people downsizing and have some equity.

During council’s discussion on that project, Mayor Lois Jackson conveyed some concerns including the increase in density, design and the removal of all but one of the 38 trees at the site.

The public well have a chance to comment on the Delta Green application at a public hearing this coming Tuesday evening at municipal hall, starting at 7 p.m.
