16 new homes proposed for one large Delta residential lot

The planning department notes the application is at an early stage and aspects of the proposal may change in response to a staff review and council or community comments.

The City of Delta is currently gathering public feedback on a revised housing development proposal for one large lot in the middle of a single-family neighbourhood.

The application would see a 16-lot mixed single-detached residential and infill duplex development at 11488 92 Ave. in North Delta.

The proposal includes four, single-detached houses facing 92nd Avenue and 12 duplex units accessed via a common internal road.

The subdivision and rezoning application also requires an Official Community Plan (OCP) amendment to change the designation of the North Delta property from single-family residential to infill single-family residential.

In 2020, an application was originally submitted for a 32-unit residential development, which included three houses and 29 townhouses on the property located behind Delview Secondary and Gibson Elementary.  

Higher density housing had not been envisioned by the city in the community plan for the site, which contains many trees.

Council at the time received several letters of concern and an 84-signature petition in opposition from area residents. The application was subsequently withdrawn and last year a new plan was submitted to the city.

The new application is still in the public consultation and detailed review stage and has yet to go to council for consideration.

The proposal requires a public hearing because an OCP amendment is involved.
