Delta golf course clubhouse gets green light

The owner has satisfied the requirements for final consideration, according to the planning department

Council on Monday gave the final go-ahead for an application to replace a clubhouse at the Sunshine Woods Golf Course with a new 8,826-square-foot building.

It’s been a long road for the proposal.

The owner originally submitted an application in late 2017, but a revised proposal was submitted in 2020.

Council in December 2020 had approved a development variance permit to reduce the number of required parking spaces from 164 to 144. The application was then referred to the Agricultural Land Commission (ALC), since the 64 Avenue site is located within the Agricultural Land Reserve. The ALC approved the request in 2021.

Approval was also required to extend the sewer area boundary to accommodate the new clubhouse as the private sanitary sewer main from the existing clubhouse building connected to the Metro Vancouver sanitary main east of Highway 91.

A staff report notes the new clubhouse would continue to use the existing connection, however, as the size of the building is expanding, an amendment to a sewer bylaw was required to extend and enlarge the sewer area boundary to include the additional proposed floor area.

The golf course is located across the street from a farm property.

An application to amend the Official Community Plan to build a cold storage warehouse and food processing facility on that farm property is also working its way to final approval.

Still requiring several conditions to be met, the Delta Fresh application received third reading by council following a public hearing in February 2023.
