Developer to host public consultation

Meeting set for next week to discuss application for final phase of Ladner's Marina Garden Estates

Public consultation in the proposed development for Marina Garden Estates continues next week.

Captain's Cove Marina and Polygon Homes are hosting a public consultation meeting next Wednesday to explore options for the final phase of the large-scale Ladner development.

After about 200 people attended the first public information meeting in late January, Delta council asked the developer to hold additional consultation with the community.

Civic planning director Jeff Day said feedback at the meeting and in comment sheets indicated most residents are not against development in general, but the proposal is not acceptable to the majority.

A 400-signature petition against it was also submitted to the municipality, asking council to reject the application.

Day said concerns from residents included the proposed density, height, housing form, traffic, parking and more.

Located off Ferry Road, the first phases of Marina Gardens were completed over two decades ago. Over the years several residential phases and a golf course were added.

The 87-hectare (217-acre) site had originally been approved for 1,426 homes, as well as the golf course, a 220-room hotel, a marina, a neighbourhood pub and limited commercial uses. To date, 619 houses have been constructed, fewer than what had originally been planned.

Captain's Cove Marina Ltd. and Polygon Homes are now proposing to alter the master plan for the final build-out, including dropping the hotel altogether.

The revised plan would add only 65 single-family or duplex dwellings. The remaining 672 units would either be in one of four five-storey apartment buildings (360) or three-and-a-half-storey townhouses (312).

Many residents were upset with the increased density that proposal would have brought to the area, as well as the number of parking stalls proposed next to existing neighbourhoods and the increase in traffic.

The public consultation meeting is scheduled for Wednesday, April 3 from 6 to 8 p.m. at the Ladner Community Centre. It will be a drop-in format.

On Thursday, April 4 representatives from a number of Delta council committees will meet at the Ladner Community Centre to look at the application. That meeting will start at 7 p.m. and is open to the public for observation.
