Housing applications to gradually transform Delta neighbourhoods

More higher density housing applications are under consideration and even more could be on the way following a review and update of the area plan

While the proposed major redevelopment of the Delta Shoppers Mall site on Scott Road is currently the biggest development application on the books, the city is also considering a plethora of other higher density applications in North Delta.

Among them is a proposed 31-unit townhouse development on a vacant lot at 11805-89A Ave.

The city is currently gathering feedback on the application, which comprises five buildings.

According to the planning department, the application is at a preliminary stage and aspects may change as the proposal proceeds through the review process.

Meanwhile, the city is also considering a separate application nearby that would see a 16-lot mixed single-detached residential and infill duplex development at 11488-92 Ave.

That proposal includes four, single-detached houses facing 92nd Avenue and 12 duplex units accessed via a common internal road.

Among the other applications in North Delta under review is a proposal to build a 12-unit duplex development at 7040-118 St. It includes six units of fee-simple duplexes fronting 118 Street, and six units of bare land strata duplexes with common driveway access from 79A Avenue.

The city is gathering feedback on another nearby development proposal, this one for two, six-storey residential apartment buildings at 7702 to 7740 119A Street. The buildings would include 283 residential units.

The city is also reviewing an application for a three-storey townhouse development with one, three-unit building, two, four-unit buildings, one, six-unit building and one, seven-unit building in the 11400-block of 84th Avenue. A common amenity area would be located at the centre of the site.

On another front, the planning department this year will be undertaking a review of land use designations for the 84th Avenue corridor. The goal is to encourage more townhouse development within areas currently designated for residential ground-oriented development.

It’s one of the priority items identified in Delta’s Housing Action Plan, which recommends a review of the North Delta Area Plan.
