Residents have their say on proposed Ladner Triple O's

Residents could soon be enjoying Triple O burgers and shakes in Ladner.

Following a public hearing Tuesday night, Delta council gave conditional approval to an application to renovate the Chevron service station on Ladner Trunk Road as well as redevelop the auto service area into a convenience store and Triple O’s take-out restaurant.

The restaurant would not have a drive-thru, but would have indoor seating for 11 and an outdoor patio with 28 seats.

Barry Weih from Wensley Architecture and Josh Radtke from Parkland Developments both spoke to the application, with Wensley presenting council with updated conceptual design drawings.

“When we looked at the site, the goal was to try to re-use as much as possible, and at the same time create something positive and modern for the community,” said Weih. “We have worked extensively with staff from the outset to come up with this design. The entire site will be enhanced to what it looks like today.”

Those speaking against included area residents Barb Remple and Phyllis Ruthven, while Tom and Cherie Zessler provided comments in writing.

Objections included the location of the patio and number of outdoor seats, the hours of operation, an increase in vehicle traffic and venting of odours from the restaurant.

“I’m saddened that the patio will be on the side near my property, which is already a high traffic area,” said Remple. “I would like to see the patio fully enclosed. I also fear that the design is too open and emissions from fryers will have adverse effects on our air quality.”

Coun. Sylvia Bishop also expressed concerns with garbage, especially on the patio, and what the policies would be around staff keeping the site cleaned on a regular basis.

Radtke said there are policies in place that require staff to regularly clean and service the restaurant and patio area.

“The hours we are looking at is closing the convenience store at 11 p.m. and 10 p.m. for the Triple O’s. We might also look at closing both at 10 p.m.,” said Radtke. “We are very much willing to address the concerns around ventilation as well as enclosing the patio with a glass partition.”

The proponents will now work with Delta staff to address concerns raised, with a report presented to council prior to final approval, likely at a meeting next month.
